All Pakistanis are eligible to apply for allotment of plots in this scheme. Plots will be allotted through open ballot. Possession of plots will be given on receipt of full payments for the same including last installment of development charges and completion of the development work.

Pakistanis living abroad may send their application on a blank paper along-with the bank draft / pay order in US Dollars or Pounds Sterling in favour of Fort Munro Mountain Resort.

NOTE: Two passport size photographs and a photocopy of the National Identity Card of the applicant must be attached with the application for identification purposes.

TERMS OF PAYMENT

Terms of payment are given in this brochure. 5% discount will be given in case of full payment at the time of deposit of the application in lump sum.

 

EXTRA PAYMENT FOR CORNER PLOTS/PLOTS ON MAIN BOULEVARD AND CORNER PLOTS ON MAIN BOULEVARD

10% extra payment will be charged for corner plots and plots on main Boulevard. 20% extra payment will be received for corner plots on Main Boulevard.

 

MODE OF PAYMENT

  • Payments shall be made in installments as per schedule of payment in this brochure.

  • Payment is the responsibility of the allottee or the person whom he/she nominates.

  • No reason for non-payment will be acceptable.

  • Payments after the due date are only acceptable with surcharge at the rate of 1.5% per month of outstanding amount after expiry of notice period.

  • All payments shall be made in the name of Fort Munro Mountain Resort through pay order/bank draft.

  • In case of non-payment, the Resort Management reserves the right to cancel the allotment of plot which can not be challenged by allottee at any forum. The plot could then be re-allotted to any other interested person.

NOTICE PERIOD

  • The first notice, "Reminder", means that the installment is due with 10 days of its issue.

  • "Second Notice", is issued after expiry of "Reminder" period and its validity is also 10 days.

  • "Third Notice", which is valid for 20 days, starts at the end of "Second Notice" period.

  • "Last Notice", starts at the end of "Third Notice" period and is also valid for 10 days.

  • A fine of Rs. 500/- shall be charged against each notice.

  • The Management has the right to double the notice period and keep the plot open for the allottee.

  • The cancellation notice "Termination" means that in the record of Fort Munro Mountain Resort Management the plot allotment is cancelled and the plot could be reallotted to any other party/person.

DEVELOPMENT CHARGES

Efforts shall be made to complete the development work with all possible  speed depending on the receipt of installments. Development charges include the development of internal civic facilities, i.e., road networks, water supply system, sewerage disposal system and electric grid. Telephone network is not included in this cost. The Management shall charge for it separately, it is decides to provide the facility. In case of any force majeure, such as, war, epidemic, strikes, adverse weather conditions, natural calamities or changes in economic policies of government, the Management reserves the right to change the construction/payment schedule. The land-use of the allotted plot shall not be altered.

 

VARIANCE IN THE SHAPE OF PLOT

The plots may differ in shape from standard plot due to topographical or technical reason. The buyer is supposed to be aware of the variance and wherefore not liable to claim any compensation on the account.

 

ANNEXATION OF VACANT LAND ADJACENT TO A PLOT

Any vacant land adjacent to a plot is the property of the management of Fort Munro Mountain Resort and shall not be annexed upon. The Management shall have the authority to pull down the encroachment at the cost and the risk of the encroacher. The encroacher is liable to pay penalty as determined by the Management.

 

REMITTANCE IN FOREIGN EXCHANGE

Remittance in foreign exchange shall be a acceptable as per current rates and rules of State Bank of Pakistan. Remittance in foreign exchange to US Dollar or UK Pound Sterling account shall be acceptable at current "Composite" rate as enforced by State Bank of Pakistan.

 

CANCELLATION

Non payment of any installment by the allottee shall result in cancellation of plot. However, after a lapse of five months period, the allottee will be refunded the amount deposited by him/her till that date, after deducting 20% of the amount so deposited as cancellation/service charges. The same rule will apply for refunding should an allottee decide to forgo the allotment of plot. The allottee shall apply along with the original payment receipt and other documents provided by the Management to process the application.

 

REGISTRATION OF PLOTS

The registration/lease of the plots with the relevant government authorities shall be done on the dates announced by the Management of Fort Munro Mountain Resort, after the completion of the development works/services.

 

TRANSFER OF PLOTS

The allottee shall have the right to transfer the plot in any other name after completion of installments and written permission of the Management of Fort Munro Mountain Resort. The Management shall transfer the plot after scrutiny of documents, which shall also be signed by the transferee. The transferee shall abide by all rules and bye-laws essential for construction. The transfer fee is as follows:

250 Sq. Yards Rs. 5,000/-

500 Sq. Yards Rs. 10,000/-

1000 Sq. Yards Rs. 20,000/-
